02Building construction

From the
ground up.

Five stages, one contractor, in the order the site meets them.

Substructure

Setting out, excavation, strip footings, foundation walls and a damp-proofed slab — the part of the job nobody sees again.

Structure

Brickwork, reinforced concrete lintels, columns and ring beams, carried up true to the grid.

Roof

Trusses, purlins and sheeting, fascia and gutters: the building closed to the weather before anything delicate goes in.

Envelope

Windows, doors and glazing set plumb in their openings — the face the building shows the street.

Finishes

Plaster, ceilings, floors, joinery and paint, and a snag list worked down to nothing before the keys change hands.
