A roof fails slowly and then all at once. The slow part is visible from a ladder, and April, when the rains have just finished with it, is the month to look.

Twenty minutes, five things

Gutters and downpipes clear. Fixings tight, with their washers intact. Flashings still sealed where the roof meets a wall. No rust starting at laps and cut edges. And inside, no new stains on the ceiling.

A stain on the ceiling is last season's leak.

When to call someone

Anything that moves when you press it, and any stain that has grown since last year. A fixing replaced in April costs very little; a ceiling replaced in January does not.

Photograph it each April. Compare.
